More apartments planned near DIA

An apartment developer that has projects in Parker is looking to take advantage of the “last undeveloped” portion of Denver near the airport.

San Francisco-based Klingbeil Capital Management has submitted site plans to the city for a 217,000-square-foot, four-story, 253-unit apartment building inside the Peña Station Next development — an upcoming smart-city neighborhood anchored by RTD’s 61st and Peña Station.

The plans are still quite early for the development, Mark Mullen, vice president of Klingbeil told Denver Business Journal. The city still needs to approve site plans and the firm needs to close on the land to start construction after it receives approval.

The upcoming smart-city neighborhood Peña Station Next is anchored by RTD’s 61st and Peña Station. It’s actually so premature that Mullen admits he’s not even sure what the market will be like for rentals in a part of town that — for now, at least — feels so removed from the heart of Denver.

He does have a few guesses. Denver International Airport employs about 35,000 people today. Panasonic Enterprise Solutions Co., which operates out of a 112,600-square-foot building near the RTD station, employs 100 people. And the bed Gaylord Rockies Resort & Convention Center is a short, three-mile car ride away.
